JLL: 2021 Healthcare Real Estate Outlook

The COVID-19 pandemic pressure-tested the healthcare industry and highlighted the benefits of systemness – or integrated delivery models – as a means toward greater patient access and care delivery. But the many challenges endured emphasized the need for healthcare systems to further their systemness goals to improve care coordination, manage costs, and support employee wellness.

According to JLL’s new Healthcare Real Estate Outlook: Real estate can be a means to achieve greater benefits of systemness, and real estate asset performance can be improved by a more systematic operational approach. It’s a mutually beneficial relationship: Real estate can contribute to systemic efficiencies and systemness improves real estate value for owners in the long run.

Three ways to leverage real estate to achieve greater systemness:

1. Utilize location strategy to drive patient access:
Strategic location selection can further the goals of systemness, enhancing patient access, patient volumes, space productivity, and patient experience throughout the care continuum.

2. Enhance facilities operations to advance outcomes:
Improved operational performance of healthcare real estate via alignment of organizational goals, technology platforms, and patient services can result in cost savings and improved service delivery.

3. Leverage your healthcare real estate asset value:
Systemness can create value for real estate assets that health systems can monetize into capital and redeploy to expand or modernize care delivery or use to fund other priorities.
